About the Role:
We are seeking an experienced SAED Property Consultant to join our flexible team. This role plays a critical part in ensuring timely delivery of SAED projects by managing property and planning activities across multiple sites. The ideal candidate will have strong property expertise, excellent stakeholder management skills, and a keen eye for identifying property risks and constraints.
Key Responsibilities:
- Review and analyse tenure agreements to determine the property pathway required to achieve project consents.
- Advise project teams on property constraints or restrictions to enable feasible design preparation, including title searches and lease plan reviews.
- Conduct title and document searches, assess encumbrances, and identify factors that may impact client tenure or project activities.
- Review proposed design drawings to identify property issues affecting consent delivery and collaborate with SAED Delivery Managers, Design Engineers, RF Engineers, and Planning personnel on design changes.
- Obtain property consents in various forms (as-of-right, variations, surrenders & regrants, lease renewals) and renegotiate tenure agreements as needed to enable project build.
- Address landlord-specific concerns, liaising with relevant stakeholders regarding proposed works, planning, and EME issues to facilitate site access.
- Obtain client property departmental consents to ensure project timelines are maintained.
- Consult and instruct legal representatives and property consultants on matters including tenure renegotiations, LAAN advice, and cooperative solutions to minimise impacts on other client projects.
- Prepare and issue co-site notices, e-zone letters, and site sharing agreements.
- Report on property deliverables, risks, and attend meetings as required.
- Prepare, lodge, and manage Development Applications, Complying Development Certificates, and Deployment Code activities.
- Participate in community consultation and stakeholder engagement, including preparation and facilitation of meetings for dispute resolution arising from planning applications.
- Support the National SAED project team as required.
Skills & Experience:
- Proven experience in property management, lease negotiations, and project delivery in a telecommunications or infrastructure environment.
- Strong understanding of tenure agreements, property consents, and planning processes.
- Excellent stakeholder management and communication skills.
- Ability to manage multiple priorities and work cooperatively in a busy environment.
- Experience liaising with legal representatives, landlords, and clients on property-related matters.
